TERMS AND CONDITIONS OF SALE:
- Sealed bids for the Property must be received by the Washtenaw County Road Commission (WCRC) at its offices at 555 North Zeeb Road, Ann Arbor, Michigan, 48103, no later than 10:00 a.m. on Wednesday, February 5, 2025 (“Bid Deadline”). Bids shall be received in sealed envelopes and plainly marked on the outside as to the contents including:

- Bids will be opened and considered by the WCRC upon expiration of the bid deadline. The WCRC Board reserves the right to reject any or all bids; to waive irregularities and/or informalities and to make the award as shall appear to be in the best interest of the Washtenaw County Road Commission.
- The successful bidder must sign a Purchase Agreement in the form approved by the WCRC, on the following terms:

- Earnest Money Deposit: Upon being selected, the successful bidder must deposit with the WCRC a certified check or money order in the amount of $25,000.00, made payable to the WCRC. The successful bidder’s deposit is non-refundable and will be forfeited by the bidder if they cannot or do not proceed with the closing. There shall be no interest earned or owed with respect to any deposit.
- Payment Terms: Cash at time of closing.
- Title: The buyer accepts title subject to existing encumbrances, restrictions, and easements of record. Seller (WCRC) will not supply an Owner’s Policy of Title Insurance
- Closing: Held on or before 60 days following the signing of the Purchase Agreement.
- Any appraisals, survey, inspections, points or other items desired by the purchaser or required by lending institution are to be at the purchaser’s expense. Request for accompanied entry/inspection of the property must be made via email to: Curtis M. Brochue at [email protected].
- The property is being sold “AS IS, WHERE IS” with no expressed or implied warranty of any kind. The buyer shall rely solely on their own judgment and inspection regarding the Property.
